of those are out of everyone's control, location and
market. So the other two - price and condition - are
what needs to be focused on.

My first goal is to achieve for you
the highest market price possible, much higher than
you would get if you sold it yourself. In an attempt
to save money, many homeowners come to the mistaken
conclusion that they would be better off without a realtor
helping them sell their home. What they don't realize
is that most of the time, unless they are highly trained
and experienced, these homeowners do all the marketing
and showing only to pass off the commission fee to the
For Sale By Owner bargain hunters, who of course
are highly aware that a realtor is not involved, and
as a result they want to be the ones who pocket that
commission. Fair market value is rarely paid by these
househunters -so why do all that work only to end up
selling for less than if you were listed by an experienced
agent?
Another pitfall for the For Sale by
Owners is going under contract with an unqualified buyer.
A very important facet of my job is to weed out the
unqualified and not let your home off the market unless
we are sure the buyers can truly buy your home. There
is nothing more devastating to sellers that to spend
a month or two under contract and then lose their buyers
at the last minute, therefore wasting precious time.
You can be sure that I will put in
