There are four major factors in selling
your home: location, price, market, and condition. Two
of those are out of your control, location and market.
So the other two - price and condition - are what needs
to be focused on.

the highest market price possible. And this price will
be much higher than you would get if you sold it yourself!
Of course we all want to save money, and in an attempt
to do this many homeowners come to the mistaken conclusion
that they would be better off without a realtor helping
them sell their home, as the fee does seem high.
What these homeowners don't realize
is that most of the time, unless they are highly trained
and experienced, they do all the marketing and showing
only to pass off the commission fee to the For Sale
By Owner bargain hunters. These buyers are highly
aware that a realtor is not involved, and as a result
they want to be the ones who pocket that commission.
Fair market value is rarely paid by
these househunters -so why do all that work only to
end up selling for less than if you were listed by an
experienced agent?
Another pitfall for the For Sale by
Owners is going under contract with an unqualified buyer.
A very important facet of my job is to weed out the
unqualified, and not take your home off the market unless
the buyers can truly buy your home. It is always devastating
to sellers when their home spends months being under
contract only to lose their buyers at the last minute,
wasting precious time and energy and having to go back
on the market.
